Representation network
We seek ethical, professional, service-minded people who can present opportunities clearly and handle each conversation responsibly.
Only selected individuals who have completed orientation and received written authorization may publicly present themselves as Senda Terris Capital associates. Authorization is subject to the signed agreement and continued compliance with these rules.
Participation model
Compensation depends on category, work performed and demonstrable participation in each transaction. No fixed income is promised: each commission arises from a formalized, collected and reconciled transaction.
An accredited professional building experience through Senda Terris Capital’s protocols, projects and guidance.
A category based on experience, collected transactions, continuous training, compliance and the company’s written authorization.
An experienced independent professional working under a written referral or co-brokerage agreement for each transaction.
| Role in the transaction | Junior | Senior |
|---|---|---|
| Referral or qualified contact | 3% | 5% |
| Managing a client assigned by Senda | 15% | 25% |
| Own client with negotiation support | 50% | 60% |
| Sourcing, management and participation through closing | 65% | 70% |
| Fast-track progression · two exclusive listings | — | 75% for those properties |
When a Junior Associate brings two properties into Senda Terris’s portfolio with formal exclusivity, complete documentation and the company’s commercial acceptance, they will be recognized as a Senior Associate for those properties and receive 75% of the net commission actually collected on transactions they source, manage and take through closing.
Percentages apply to the net commission actually collected by Senda Terris Capital, not to the property value or total contract amount.
Payment follows collection and reconciliation, subject to applicable documentation, taxes and withholdings.
Every contact must be registered before work begins. If several people participate, they share the applicable percentage; it is not multiplied.
External brokers are not automatically subject to accreditation or institutional charges. Compensation is agreed before each engagement according to scope and responsibility.
This information summarizes the general model and is not an offer of employment, salary, exclusivity, guaranteed income or authority to represent the company. Every relationship and transaction requires assessment, acceptance and a written agreement.
