Senda Terris Capital views real estate, territorial assets and projects through five connected dimensions. We seek more than what can sell today: we seek value that can be explained, demonstrated and preserved over time.
Legal and documentary feasibility
An opportunity must start with a clear relationship with the owner or developer and documentation supporting what is presented. Ownership, authority to represent, restrictions and relevant terms are reviewed before turning an asset into a commercial proposal.
Physical and territorial feasibility
We consider location, access, topography, infrastructure, surroundings, possible uses and known limitations. For projects, the question is not just what could be built, but what the land can reasonably sustain without destroying what gives it value.
Market feasibility
An opportunity needs an identifiable buyer, user, operator or partner. We analyze who may be interested, what need it meets, its competing alternatives and differentiating attributes, without relying on exaggerated promises.
Purpose and coherence
Purpose is not financial decoration: it connects an asset to its best possible use. This may be housing, tourism development, production, conservation, hospitality or a combination. The proposal must fit the place and the people it will serve.
Long-term value
We consider what can protect or increase value beyond an immediate sale: scarcity, environmental quality, future accessibility, flexible use, sound structuring, maintenance, reputation and adaptability. A long-term view distinguishes passing trends from lasting fundamentals.
Value comes not only from what exists on a site, but from understanding clearly what it could become.
Two paths, one approach
For properties on the market, we organize clear presentations for the right buyers. For projects or investment opportunities, we add a deeper assessment of structure, participants, risks and potential. In both cases, we only present assets under authorization or current agreements.
